Folder 1-8-Real Estate Records, 1948-1961

Records of Franklin Hall Dormitory at 911 North Franklin Street. Folders 1-6 hold real estate records. Papers in Folders 7 and 8 concern dormitory management.

Folder 1

1948 and 1949 correspondence regarding possible dormitory properties that were considered before the purchase of 911 North Franklin. 

Folder 2

Real estate records of 911 N. Franklin Street, 1949-1972:

  1. Miscellaneous papers preliminary to the purchase of property.
  2. Copy of agreement of sale dated Dec. 8, 1949, plus cover letter from realtor dated Dec. 19, 1949.
  3. Copy of realtor's Dec. 9, 1949, letter to Atty. Herbert Warburton requesting a title search and deed preparation for 911 N. Franklin Street.
  4. Five copies of the Journal Every Evening story of the property purchase, with photo of the property, Jan. 5, 1950.
  5. Deed to the property dated March 15, 1950, and recorded March 2, 1950. Mailed to Beacom College with attorney's letter dated Sept. 8, 1950.
  6. Carbon copy of settlement sheet, March 29, 1950.
  7. April 15, 1950, assessment of property by City of Wilmington Board of Assessment.
  8. May 9, 1950, assessment of property by New Castle County Board of Assessment.
  9. March 22, 1954, correspondence of A. R. Jackson and J. Wilbur Hirons regarding a protest of the Country assessment.
  10. Aug. 29, 1962, application to Wilmington, Del., Dept. of Health for a rooming house permit.
  11. Dec. 13, 1962, notification from the Wilmington Bureau of Fire about violations that must be corrected in 15 days.
  12. Electrical report of Middle Dept. Association of Fire Underwriters, Dec. 20, 1962.
  13. Jan. 10, 1963, contractor's report to architects on electrical work needed to meet underwriter's report.
  14. Jan. 21, 1963, letter from A. R. Jackson to J. W. Hirons requesting his approval of the electrical work.
  15. June 8, 1971 - March 28, 1972 papers relating to the sale of the property to the Delaware Dept. of Health and Social Services. The settlement sheet is dated March 28, 1972.

Folder 3

Correspondence with Aetna Casualty and Surety Company and with J. A. Montgomery, Inc., insurance agent, regarding the meeting of fire insurance requirements for Franklin Hall, 1950-1953.

Folder 4

Beacom College/Scott's Furniture correspondence, January 6 - Nov. 6, 1950, regarding furniture for Franklin Hall.

Folder 5

Miscellaneous correspondence regarding the furnishing of Franklin Hall, plus sales brochures, 1950.

Folder 6

Correspondence with contractors. The 1950 correspondence concerns alterations to be done to convert the property into a dormitory--plumbing, heating, painting, refrigeration, etc. The 1952-1970 correspondence concerns ongoing maintenance of the property.

Folder 7

In preparation for the management of Franklin Hall, Beacom College sought information from other colleges concerning the management of their dormitories. Some of that correspondence and the answers it bought are included in this folder:

  1. Rider College letter and Student Handbook, 1948.
  2. From State Teachers College in Towson, Maryland, a 1950 Student Handbook, a 1949-1950 Freshman Handbook, and 1950 Resident Student Council Regulations.
  3. From the Fisher School in Boston, Mass., an illustrated dormitoy brochure and miscellaneous dormitory forms and lists of regulations, 1949-50, plus correspondence from Sept. 2, 1948 - April 28, 1950.
  4. Phillips Secretarial College, Lynchburg, Va., correspondence, Dec. 1-8, 1949.

Folder 8

Papers relating to the management of Franklin Hall, 1948-1961:

  1. Correspondence concerned with the hiring of Franklin Hall's first housemother. (Includes application letters)
  2. 1950 lists of room assignments of students.
  3. Correspondence of administrators with housemothers regarding finances, student misconduct, rules and regulations, student complaints, 1950-1961.
  4. Undated (but prior to 1951) Beacom College lists of dormitory rules and regulations for the dormitory and for the bathrooms, plus a tentative list that designates dormitory responsibilities of Beacom College, of the housemother, and of student tenants.
  5. Undated (but after 1951) Goldey Beacom School of Business dormitory application form and list of Rules and Regulations for Dormitories.
